Big Win for Coronado Historic Homes & Property Values!

But behind the scenes, California's aggressive state housing mandates have had many local homeowners on edge.
 
Last year, the state passed a transit law requiring cities to allow high-density, mid-rise developments (up to seven stories) within a half-mile of transit lines. Because nearly our entire island core sits near an MTS bus line or the Ferry Landing, our most cherished neighborhoods were vulnerable. Worse, the state put a strict 10% cap on how many historic properties a city could protect.
We have incredible news. Assembly Bill 2576 passed the legislature and was just signed by Governor Newsom. For Coronado real estate, it is an absolute game-changer.
 
Here is what this breaking news means for us:
 
  • The 10% Cap is Gone: AB 2576 completely eliminates the state’s limit on historic exemptions. Coronado can now shield 100% of its qualified historic properties within transit zones.
  • Total Protection for Historic Districts: The bill explicitly shields entire historic districts and "contributing properties", ensuring blocks of historic charm can't be broken up by multi-story complexes.
  • Neighborhood Property Values Are Safe: By permanently safeguarding our historic streetscapes, this bill protects the neighborhood character that keeps local property values so high—benefiting both historic and non-historic homes alike.
