California Election 2026: What the Results Mean for San Diego Real Estate

November 2026 | Beyond the Bridge

With California's November election behind us, homeowners, buyers, and investors are looking ahead to what the results could mean for the real estate market in 2027.

Housing affordability, property taxes, and development regulations were among the important issues on the ballot. While election results don't immediately change property values, several outcomes could influence California's housing market in the years ahead.

New Housing Initiatives Offer Opportunities for Buyers

California voters approved two significant housing measures aimed at addressing affordability.

Proposition 1 authorizes $11.25 billion in bonds to support affordable housing programs, including $1.25 billion for veterans' home loans. The goal is to expand housing opportunities, although the benefits will take time to materialize.

Proposition 37 establishes a new Homeownership Assistance Program for eligible middle-income buyers purchasing newly constructed homes. The program authorizes up to $25 billion in revenue bonds and could help qualifying buyers bridge the down payment gap.

For San Diego buyers, particularly those with strong incomes but limited savings for a down payment, this could eventually provide another path to homeownership. However, eligibility requirements and program implementation will determine who can benefit.

California Voters Reject the Proposed Wealth Tax

One of the more closely watched measures, Proposition 40, proposed a one-time wealth tax on California's wealthiest residents.

The outcome removes a potential new tax consideration for high-net-worth Californians, including some luxury homeowners and real estate investors.

While the rejection may ease concerns about additional wealth taxation, California's luxury real estate market will continue to be influenced primarily by inventory, buyer demand, financing conditions, and broader economic trends.

Meanwhile, the approval of Proposition 3, making higher state income tax rates on top earners permanent, reinforces the importance of tax planning for high-income households and investors.

Housing Development Remains a Priority

California's ongoing housing shortage continues to drive discussions about development regulations, construction costs, and environmental review.

Efforts to streamline approvals could encourage additional construction, particularly in growing communities throughout San Diego County.

However, established coastal markets such as Coronado face different challenges. Limited land availability, zoning restrictions, and strong demand for desirable locations continue to shape property values, regardless of broader statewide development initiatives.

What Does This Mean for San Diego Buyers and Sellers?

Despite the election headlines, real estate remains fundamentally local.

For buyers, new housing assistance programs may create opportunities, but mortgage rates, inventory, and negotiating conditions will continue to play a much larger role in purchasing decisions.

For sellers, strategic pricing and understanding current market conditions remain essential. The election itself is unlikely to significantly change the value of an individual home.

For investors and luxury property owners, evolving tax policies and development regulations are worth monitoring, particularly when considering long-term investment strategies.

Looking Ahead to 2027

California Election Results underscore the continued importance of housing affordability and the need for thoughtful policies that expand homeownership opportunities.

Yet no single election or policy can determine the direction of the housing market. Interest rates, economic conditions, available inventory, and local demand will continue to shape real estate decisions.

My advice? Focus on your individual goals and the opportunities within your local market rather than making decisions based on political headlines.
